Sell stuff online. If you have high-quality items to sell, there are a slew of online marketplaces you can use. Just make sure you understand the fees associated with your sale before you take the plunge. Where neighborhood Facebook pages and Craigslist ads are free, many online marketplaces or consignment shops charge for ads or require you to fork over a percentage when you make a sale.

In this day and age, managing one’s personal finances in a secure manner that allows the user to have a real-time visual representation of their money is easier than ever before. With the numerous applications that are out there — both free and subscription-based — there’s no reason that every person can’t take control of their money and ensure they’re making smart money moves.
Ebay is a bellwether. It's been around since nearly the start of the online boom. But, like any other platform, success can seem fleeting if you don't know what you're doing. Selling items on eBay, professionally that is, can be an art form. Getting people interested in your auctions isn't always easy, especially when there's hefty competition and low demand for what you're selling.
If you're running on fumes, financially speaking, but you have some money coming your way soon, consider pawning something of value to borrow fast cash. Of course, to get those items back you'll need to pay back the loan with interest. If you don't pay it back in time, that you'll lose the item. If you have a good idea for an app, and the skills to create it, then producing your own premium app can be profitable. However, with so many free apps available, it may be hard to convince people to pay. If you want to go down the premium app route, consider having a basic free version to encourage people to download the app in the first place. You can then provide the option of upgrading to a premium plan once users realize how useful the app is.
Paradoxically it's the large REITs that trade at high valuations, even though they're more bond-like, and should be more susceptible to swings in interest rates since they're unable to grow cash flow as quickly. As a REIT grows its asset base, the market rewards it with a higher multiple. Despite slower growth, a lower dividend, and lower dividend growth, large REITs are valued higher.
Salvage and resell. Do you love antiques or have a knack for finding valuables at flea markets or yard sales? If you do, it might be time to consider salvaging items for resale – or even scouting out antiques to sell for a profit. While you’ll need to spend quite a bit of time searching for prospects and spend some money buying upfront, you could easily turn a profit if you know what you’re doing.
Infographics are currently an extremely popular type of media. An infographic showing information or data in an interesting and fun way can help engage an audience and generate numerous likes and shares. As infographics take more time to create than just simply uploading an image, busy website owners are prepared to pay for custom infographics. And don’t worry, an infographic can be created using simple design software such a Canva. So extensive graphic design skills are not necessary, just a creative eye.
Once you’ve had children, many parents find themselves caught in the trap of needing to work but wanting to stay home with their kids. Creating your own parenting blog can not only be a way to make some money, but it can also help you connect with other parents and make sense of those crazy sleepless early parenting years (it does get easier don’t worry!)
Great intro on investing in small (and larger) apartments. Teaches you the philosophy and mindset needed to be successful. Teaches you about marketing, financing with little or no money down (using other people's money), what a CAP Rate is - Cash on Cash Return is, how to analyze a property, touches on wholesaling, direct mailing, a lot of good information in simple language. He does try to sell you on a couple of his programs and packages throughout but besides that it's a top notch book.
So when I'm looking for REITs, I hunt for experienced management teams with a great track record. These executives should have industry contacts that allow them to source deals that may not be available to larger players. These are the reasons I like Jernigan Capital (NYSE:JCAP) in the storage space. It's run by industry veteran Dean Jernigan, who spent seven years at the helm of CubeSmart and then ventured out on his own with this small REIT, now just a $379 million market cap. A few deals for Jernigan can really move the needle, while its publicly traded peers – all of which are substantially larger – must acquire dozens of assets each year to move the needle on growth. It also doesn't hurt that Jernigan pays a 7% yield. I'll have a piece soon that explains more about this tiny REIT. In the meantime, here's a rundown on storage REITs. 

Private employment agencies are also making big money out of providing interim agency social workers, managers, and even whole teams to local authority children’s social services. Almost 20% of children’s social workers in English local authorities are agency staff. Two private employment agencies made millions of pounds in profit in 2016 from providing social workers to local councils and their senior managers were each paid more than £250,000.
Buying and selling websites is becoming more and more common. As investors are looking for ways to diversify their portfolio, some are looking to invest in websites instead of pouring all of their money into the stock market. If you’ve got some capital saved up, you could buy existing sites in hopes of reselling them for a profit. This is more of an investor’s play, but it’s possible to make a nice living while only connecting to Wi-Fi.

One of the cool things about Google AdSense is that it's so easy to get set up. If you have a blog or website, you can sign up for a free Google AdSense Account. From there, Google will give you a unique code that you will paste onto your website. Google takes it from there, tracking your page views, traffic, and earnings on your behalf. There is no upkeep or maintenance to get this thing going, which makes it a no-brainer if you have a website already.
