I bought this book thinking that it would provide details of how to go about starting the real estate investing progress. As other reviewer's have noted, this book does have a strong "cheerleading" tone to it without providing much specific information. I am interested in buying a house or two to fix up and sell, not quit my job and start this full time. I found the tactics they mentioned to be downright predatory; for example, getting mail carriers and landscapers to "scope out" neighborhoods to see which homes are receiving lots of certified mail, a sure sign that they might be in financial trouble. There are slick sales scripts that would befit any sleazy used car dealer. They are little verbal sales tricks to get people to trust you; making them feel like it's them against the big bad bankers and that only you can help. It is all under the guise that you are helping people with their financial troubles, when really it's more like a vulture looking for an opportunity. There is no way I am going door to door inquiring about a lost dog just so I can try to start a conversation with someone aabout their personal financial situation in an attempt to buy their house out from under them. This is a book for a good,fast sales person with big ambitions, not just your average homeowner or small time investor.
Diversify your business. You may use a lot of trial and error to determine which business ideas work the best, but doing so will let you discard methods and ideas that do not work in favor of ones that do. Try new business ideas or products to sell as you go. Don't put all of your eggs in one basket. Ten products that make $100 per month are more profitable than two that each make $300. If you seem to cap out at a certain amount each month on one product, add another to your repertoire.
Find a profitable niche: We’ve talked about this a lot. But, where are you most comfortable. What niche do your skills, values, and interests intersect? Do you have 10 years of experience as a technical writer? Do you have long-standing PR relationships that’ll be invaluable in helping startups launch a successful crowdfunding campaign? Determine what makes your value unique, and lean heavily on showcasing that strength to your potential clients.

I got this book today and read it all the way through. It turns out that it just didn't have the information I was looking for. As soon as I read something like, "How to be financially free in five years using none of your own cash or credit" - I immediately shut down. The book reads like those "house flipping" infomercials on television. I was looking for solid information on how to buy a small apartment building conventionally, things to watch out for, how to calculate operating expenses, etc. This book suggests that you buy real estate using OPM (other people's money) and run the property with a management firm.
Pro tip for first-timers: Carefully consider the pay rates that are listed. Penny Hoarder Carson Kohler has used the platform to find freelance writing gigs, and she reports low rates — like $3 for 500 written words. It’s probably not worth it. (And, yes, you’ll have to scroll through a whole lot of these low-paying listings to find the good ones.)
Check with your local bank to see if they're giving away cash bonuses for opening up accounts. Banks run promotions like this all the time, so grab some real cash quickly if you're in need. I read this book and what a well written guidebook on how to wholesale small apartments. If you can go to a garage sale and buy a lawn mower for $25 bucks and then sell it to your neighbor for $40 bucks then you can learn how to buy an 8 plex and then sell it for a profit. The neat thing with Lance's system that is spelled out in the book is that you can use someone else's money to do it! If you want to get into Real Estate or you want to expand your portfolio, you need this book. The vallue of this onformation far and above surpasses the price for the book.
