Start by taking other courses you’re interested in: Not only is this important competitor and opportunity analysis, but it also gives you an idea of how a course could or should look and feel. What’s the pacing like? Is it via email, video, in-person chats? Once you understand how you want your course to look, it’s time to decide what it should include. Those same courses are a great starting place. How can you make your course better or more interesting? Do you have experience others don’t?

Mechanical Turk is Amazon's take on micro-jobs. These are small miniscule-jobs that you can do for other people, which they call HITs, or Human Intelligence Tasks. These are super simple tasks that anyone can do. Some examples are listing off some URLs with certain kinds of images for one cent, or recording a few phrases with a microphone for 6 cents.
Buy underpriced used books. Outfit a phone with an ISBN reading app, scan the ISBN numbers of books at used bookstores and thrift shops, and compare the asking prices with what the books are selling for on a site like Amazon. Whenever you get a good hit (which won’t be often but, since the process is fast, won’t take long, either), buy the book and resell it online. Be discreet about this, as the store managers probably won’t like what you’re doing.
Working as a freelancer is a great way to make money online from the comfort of your own home. The beauty of freelancing is that you can tailor it to suit your needs. You can freelance for a couple of hours a week in the evenings to help save up for a holiday or some much-needed home improvements. Or carve out a full-time job for yourself, giving you a more satisfying work-life balance and enabling you to do the simpler things in life like taking the kids to school. With so many jobs available online, freelancing is becoming more and more popular.
If you're running on fumes, financially speaking, but you have some money coming your way soon, consider pawning something of value to borrow fast cash. When I first started some of my online courses which we'll cover in a little bit, I was actually offering coaching and consulting-- and people were signing up and it was great. So when I'm looking for REITs, I hunt for experienced management teams with a great track record. These executives should have industry contacts that allow them to source deals that may not be available to larger players. These are the reasons I like Jernigan Capital (NYSE:JCAP) in the storage space. It's run by industry veteran Dean Jernigan, who spent seven years at the helm of CubeSmart and then ventured out on his own with this small REIT, now just a $379 million market cap. A few deals for Jernigan can really move the needle, while its publicly traded peers – all of which are substantially larger – must acquire dozens of assets each year to move the needle on growth. If you know or are willing to learn computer programming, seriously consider making web pages; programmers may be easy to come by, but programmers with an eye for beauty are another thing altogether.
Think of websites as virtual real estate. The reason why website flipping has made many multi millionaires is because you are creating assets. Assets are things that make money for you without you having to do work. There are many different types of assets such as real estate, businesses, etc. But if you are website flipping, you are making money from the asset you created, but you are also making money from when you sell your asset.
Whether it’s an important consumer application, a specialist app to solve a particular niche problem, or even a time-wasting game you can play on your phone, you can create a massively successful business if you build software that helps people. I bought this book thinking that it would provide details of how to go about starting the real estate investing progress. As other reviewer's have noted, this book does have a strong "cheerleading" tone to it without providing much specific information. I am interested in buying a house or two to fix up and sell, not quit my job and start this full time. I found the tactics they mentioned to be downright predatory; for example, getting mail carriers and landscapers to "scope out" neighborhoods to see which homes are receiving lots of certified mail, a sure sign that they might be in financial trouble. There are slick sales scripts that would befit any sleazy used car dealer. They are little verbal sales tricks to get people to trust you; making them feel like it's them against the big bad bankers and that only you can help. It is all under the guise that you are helping people with their financial troubles, when really it's more like a vulture looking for an opportunity. There is no way I am going door to door inquiring about a lost dog just so I can try to start a conversation with someone aabout their personal financial situation in an attempt to buy their house out from under them. This is a book for a good,fast sales person with big ambitions, not just your average homeowner or small time investor.
