While the book provides countless examples of people with no experience in real estate becoming successful with these practices, I just believe someone with no experience would benefit better with a book that was written in layman's terms. The biggest take away that I think anyone needs to know is that you don't need to use your own money in order to get into the business and put money in your pocket.


Find work. When you first start out, you may have to accept work writing about a topic you don’t find all that interesting. You must keep an open mind and be willing to accept work that may not be in your desired field. They say that a penny saved is a penny earned. Actually, when you consider that you pay taxes on every penny you earn, you really do make more money by saving than by increasing your income, especially if the extra income will increase your tax rate dramatically. For example, let's say you have a choice between saving $100 or earning an extra $100. If you pay 15% taxes, then when you earn an $100, you only get $85. But when you save $100 off of your existing budget, you keep it all. What can you contribute to them that would be interesting? Research your niche and then look for ways to pitch articles. Many sites will simply have a submission or contact link in the footer. I bought this book thinking that it would provide details of how to go about starting the real estate investing progress. As other reviewer's have noted, this book does have a strong "cheerleading" tone to it without providing much specific information. I am interested in buying a house or two to fix up and sell, not quit my job and start this full time. I found the tactics they mentioned to be downright predatory; for example, getting mail carriers and landscapers to "scope out" neighborhoods to see which homes are receiving lots of certified mail, a sure sign that they might be in financial trouble. There are slick sales scripts that would befit any sleazy used car dealer. They are little verbal sales tricks to get people to trust you; making them feel like it's them against the big bad bankers and that only you can help. It is all under the guise that you are helping people with their financial troubles, when really it's more like a vulture looking for an opportunity. There is no way I am going door to door inquiring about a lost dog just so I can try to start a conversation with someone aabout their personal financial situation in an attempt to buy their house out from under them. This is a book for a good,fast sales person with big ambitions, not just your average homeowner or small time investor.
